About The Trails

The Trails dates mostly from the late 1970s through the 1990s and sits off West Granada Boulevard in the middle of Ormond Beach. Tall oaks shade most streets, and the paved path system winds through the neighborhood, linking its different sections. House styles vary from street to street.

The neighborhood includes several townhome and villa sections with their own associations, such as Woodridge, Arrowhead Village, Autumn Wood, Racquet Club Villas, Oak Village, Timbers Edge, Twelve Oaks and Wildwood Villas, along with the larger Trails North Forty and Trails South Forty sections.

Amenities and community

The Trails homeowners' association owns a large community pool, a clubhouse and the network of walking and bike paths. The tennis center in the neighborhood is a separate tennis club with optional membership.

Trails North Forty and Trails South Forty each have a pool, clubhouse and tennis and pickleball courts of their own, and North Forty adds shuffleboard. Right outside the neighborhood, Nova Community Park has a recreation center, ball fields, tennis and basketball courts, a skate park and a playground.

Location and getting around

The Trails Shopping Center, at the neighborhood entrance, has a Publix grocery store, a bank, a gym and restaurants. Downtown Ormond Beach and the Halifax River are a few miles east, and the beach is about four miles away. I-95 is a short drive west. Some homes on the edge of the neighborhood back up to creeks that lead to the Tomoka River.

Homes in The Trails

The Trails has a real mix: single-family homes on wooded lots, from modest ranch homes to large brick homes on bigger lots, plus one- and two-story townhomes in the villa sections. Most were built between 1977 and 2000. Right now 15 homes are for sale, asking from $233,000 to $800,000, with a median of $374,000.

Fees and rules

The main Trails association is low cost, about $85 to $90 a month in 2026, and covers the community pool, clubhouse, paths and common grounds. Many townhome and villa sections add their own association, which usually covers lawn care and some exterior upkeep. In 2026 those ran from about $145 a month in Racquet Club Villas to about $160 to $175 in Autumn Wood, Arrowhead Village and Woodridge, and about $200 to $215 in Trails South Forty and Trails North Forty, which have their own pools and clubhouses. Some smaller sections have no association of their own.

Tennis club membership is separate and optional. There's no CDD. Fees change over time, so check the current amount on each listing.
