Pineland is a newer neighborhood of concrete block single-family homes built by D.R. Horton in the early 2020s, off Airport Road on the west side of Ormond Beach, with a community pool and many lots backing up to ponds or preserve land.
About Pineland
Pineland was built in phases between about 2020 and 2022, so every home is recent and the neighborhood has a consistent, newer look. The streets, such as Sunset Point Drive and Sandoval Drive, are laid out around ponds and wooded conservation land, with short courts and cul-de-sacs like Caballero Court and Carabelle Court off them.
Many lots back up to a pond or a wooded preserve, so quite a few homes have no neighbors behind them and look out over water or trees from the back patio.

The community pool is the shared amenity, owned and run by the homeowners' association along with the neighborhood's other common areas.
Location and getting around
Pineland sits off Airport Road on the west side of I-95, a short drive north of Granada Boulevard (State Road 40). The shopping, restaurants and medical offices along West Granada are a few minutes away, and I-95 is close for trips to Daytona Beach and Palm Coast. The beach is about 20 minutes east by car.
