About Plantation Bay

Plantation Bay sits west of I-95 at the northern edge of Ormond Beach, and it is large enough that it crosses the county line: part of the community is in Volusia County and part is in Flagler County, even though every home has an Ormond Beach address. Which county a home is in affects property taxes, the CDD and the assigned public schools, so check the county on each listing.

The community is built around its golf courses, lakes and preserve land, so many homes back up to a fairway, a lake or woods. It is made up of smaller sections, such as Westlake, Lago Grande, Plantation Point and the Prestwick Townhomes, some with their own association. Entry is through staffed gates, and new homes are still being built in some sections.

Amenities and community

The club side of Plantation Bay is the main draw: 45 holes of championship golf, the Founders Club clubhouse and the Prestwick clubhouse, restaurants, tennis and pickleball courts, a fitness center and spa, and resort-style pools. These belong to a separate club with optional membership in several levels, so you can buy a home without joining, or choose a golf, sports or social membership. Membership dues are not part of the association fee. Ask the club for current options and prices before you buy.

A few sections, such as Westlake, Plantation Point and the Prestwick Townhomes, also have a pool of their own.

Location and getting around

Plantation Bay is close to I-95, which makes trips to Daytona Beach, Palm Coast, Jacksonville and Orlando simple. The beach is about 30 minutes away by car. Nearby are the Ormond Scenic Loop and Trail and Bulow Creek State Park, and shopping, dining and medical offices in Ormond Beach and Palm Coast.

Homes in Plantation Bay

Homes here range from condos, townhomes and villas to large custom homes on the golf course. Most were built between 1986 and 2025, and some sections still have new construction. Sizes run from about 1,173 to 5,564 square feet. Right now 53 homes are for sale, asking from $250,000 to $4.45 million, with a median of $520,000.

Fees and rules

Every home pays the Plantation Bay Community Association, about $95 a month, which covers the staffed gates and the community's roads and common areas. Some sections add their own association on top, mostly for lawn care, irrigation and exterior upkeep: the three Prestwick Townhomes associations, Westlake, Lago Grande and Plantation Point among them. The townhome sections pay the most, since their fee covers more of the outside of the home.

Many homes also pay a CDD, about $1,300 a year, billed with property taxes; some homes on the Flagler County side have none. Club memberships are separate and optional. Fees change over time, so check the current amount and what it covers on each listing.
