About Southern Pines

Southern Pines was built in three sections, starting around 2001, and a few homes went up as recently as the 2020s. Its streets are named for plants, such as Chrysanthemum Drive, Caladium Drive, Cross Vine Drive and Acanthus Circle, and there are two ways in from Tymber Creek Road.

Several streets end in cul-de-sacs, and a number of homes back up to a pond.

Amenities and community

The homeowners' association keeps a recreation area with courts for tennis and basketball and a playground. There's no community pool or clubhouse, which keeps the fee low, but some homes have their own pool.

Location and getting around

Southern Pines is on the mainland west of I-95, on North Tymber Creek Road about a mile north of Granada Boulevard (State Road 40). Grocery stores, restaurants and shops along West Granada are a short drive south, and I-95 is close for trips to Daytona Beach, Palm Coast or Orlando. The beach is about 20 minutes east by car.

Homes in Southern Pines

Every home is a single-family house, most with three bedrooms (some with four) and a two-car garage, a few with three. Split-bedroom plans are common, and many back yards are fenced, often with a screened lanai. Lots are mostly about a quarter to a third of an acre. Sizes run from about 2,036 to 2,749 square feet. Right now 2 homes are for sale, asking from $410,000 to $550,000, with a median of $480,000.

Fees and rules

One homeowners' association covers all three sections and keeps the courts, the playground and the common areas. The fee is low: about $625 a year in 2026 (roughly $52 a month), usually billed once a year, up from about $400 a year in 2023. There's no CDD. Fees change over time, so check the current amount on each listing.
