Ormond Breakers is a single condo of 54 units on the ocean side of Ocean Shore Boulevard. Every unit has the same two-bedroom, two-bath plan of about 1,090 square feet, and the building faces the water, so most units look out over the pool and the beach to the ocean from their balconies or patios.

In recent years the association has put a new roof on the building, restored and repainted the outside, and rebuilt the garages.

Building amenities

The pool sits between the building and the beach, and the sand is just past it. Each unit has a deeded one-car garage in the detached garages across from the building, and there's extra parking alongside. The building has an elevator and shared laundry rooms with extra storage.

Location

The building is on the beachside of Ormond Beach, about four miles north of Granada Boulevard. The shops and restaurants on Granada Boulevard and A1A are a short drive south, the Granada bridge leads to the mainland and I-95, and Flagler Beach is farther north along the coast road.

Units are two-bedroom, two-bath condos of about 1,087 square feet. Right now 3 units are for sale, asking from $219,000 to $290,000, with a median of $269,000. Since the plans are all the same, the floor, an end position, the view and the level of updating make most of the price difference.

Fees, rules and rentals

The monthly fee is about $750 to $760 in 2026, up from about $570 in 2022. It covers cable, sewer, trash, pest control and, on most listings, the building insurance, the outside of the building, grounds care and water, and often internet. Fees change over time, so check the current amount on each listing.

Rentals have a one-month minimum, and pets are allowed; confirm the current rules with the association. Florida law requires milestone inspections and structural reserve studies for condo buildings three stories and up, so ask for the latest reports, what the recent work covered and any planned special assessments before you buy.
