A real price for your home, and a plan to get it.
Local knowledge plus AI. We analyze thousands of local sales and use AI to rate the condition of every home you'd compete with, and then a local agent who knows the streets checks every number.
Start with the address. You'll see what's happening around it right away, free, no sign-up.
The more we see, the closer the number
- 1The address and your own description
A price range by email. Good for a first look.
- 2Plus photos
A tighter range. We rate your kitchen, baths and finishes the same way we rate the homes you'd compete with.
- 3Plus a short call
We walk you through the pricing strategies and what you'd walk away with.
- 4Plus a walkthrough
The most accurate number. Some things only show up in person: the light, the street, the noise, the smell.
How we price a home
Local sales, not a national formula
Every recent sale near you, adjusted for what really moves price here: size, pool, water, garage, condition, and how the market has moved since the sale.
Photos, rated the same way for every home
Our AI rates the condition and finish of competing listings from their photos, so "updated" means the same thing for your home and theirs.
A local broker's judgment
The data gets you close. A walkthrough and knowing the neighborhood get you the rest: the street, the view, the association, what buyers are asking about this month.
One home, three ways to price it
The right price depends on what you want. Your report shows all three, with what you'd net after costs.
Priced to move
Offers in the first week or two, sometimes more than one. You give up a little on price for speed and certainty.
Market price
The best balance of price and time on market, and where most sellers land. Priced right, a home often sells nearly as fast as one priced to move, and often for more than one that starts too high and has to chase the market down.
Test the top
The most money if the right buyer shows up. Longer on market, and a real chance of price cuts later.
Rather sell as-is?
Your report can also show what the home would sell for without repairs, next to what it could bring after the work that actually pays back, so you can decide what's worth fixing.
The right price does most of the work
Price gets buyers to look. Presentation gets them to offer: photos that show the home at its best and a listing that answers buyers' questions before they ask. Smart online marketing puts it in front of the people searching for your home.
Questions
Is this an appraisal?
No. It's a broker's opinion of price, the same kind of analysis agents use to set a list price. Lenders order appraisals from licensed appraisers.
How long does the report take?
Usually one business day. A walkthrough is scheduled with you.
Do I have to list with you?
No. The report is free and there's no obligation.
Why not just use an online estimate?
Online estimates can't see inside your home, and they miss by tens of thousands of dollars more often than people think. A good price starts with the right comparable sales and honest adjustments.
What happens to my photos?
They're used only to price your home. They're never posted on the site or shared.
