Fair housing
Last updated October 2, 2026
Elk Newhouse and Heritage Realty Associates are committed to equal housing opportunity. We follow the federal Fair Housing Act, the Florida Fair Housing Act, and local fair housing laws, and we support a market where everyone can find a home free from discrimination.
Who is protected
It is illegal to discriminate in the sale, rental or financing of housing because of race, color, religion, sex, national origin, disability, or familial status (having children under 18, or being pregnant), or any other characteristic protected by state or local law.
How this site is built for fair housing
- We search by homes, not people. Filters and AI features describe the property and its community amenities, such as a pool, an updated kitchen or a water view. They never describe who lives in a neighborhood.
- No steering. The site doesn't label areas as "safe," "family-friendly" or similar, and AI search ignores requests about the people in a neighborhood, schools or crime. Every visitor can see every home that matches the same filters.
- Photos are judged on features only. Our AI looks for things like kitchens, floors and views. It is set up to ignore people, personal belongings and anything about the occupants.
For school, crime or demographic information, we encourage you to research official sources directly.
If you believe you've experienced discrimination
You can file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov/fairhousing or 1-800-669-9777, or with the Florida Commission on Human Relations at fchr.myflorida.com. You can also contact us at elk@newhousesells.com.
Accessibility
We want this site to work for everyone, including people using screen readers, keyboard navigation or zoom. If something is hard to use, email elk@newhousesells.com or call (386) 518-4538 and we'll help you directly and work to fix it.
