How our AI highlights work
Last updated October 2, 2026
Listing checkboxes only tell part of the story. To help you find the kitchen, the yard or the view you actually want, Newhouse Sells uses AI to review listing photos and details and pull out features you can search for.
What the AI does
- Reads the listing photos and notes property features it can see: things like stone counters, a screened lanai, vaulted ceilings, a water view or hardwood floors.
- Checks the listing's own details, such as the MLS features and the description, and notes where the photos and the listing agree.
- Groups features by room and category so you can search and compare homes more easily.
What the labels mean
- No mark: seen in the listing photos (often also listed in the MLS).
- † (dagger): comes from the MLS listing or its description and wasn't confirmed in the photos.
Choose "Only features actually seen in the photos" in search to limit results to features the AI saw.
What the AI doesn't do
- It doesn't change the listing. The official information from the listing agent is always shown as provided, separate from the highlights.
- It doesn't publish values or condition grades. We show positive and neutral features only. Questions about a home's value, condition or price come to Elk Newhouse personally. Request a private search.
- It doesn't look at people. Features describe the property only, never occupants, belongings or who lives nearby. See our fair housing commitment.
It can be wrong
AI makes mistakes. A photo angle can hide a feature or make something look different than it is, and not every listing has been reviewed yet. Highlights aren't a substitute for visiting the home or getting an inspection.
Spot a mistake? Use "Report an error" on the listing, or email elk@newhousesells.com. Listing agents and sellers can ask us to correct or remove a highlight on their listing, and we'll do it promptly, usually within one business day.
