Chelsea Place
Chelsea Place is a gated community in central Ormond Beach with newer ICI-built homes, ponds and preserve land, a community pool, clubhouse and fitness room, and an HOA fee that covers lawn care, cable and internet.
About Chelsea Place
Chelsea Place was built by ICI Homes, mostly from the mid-2000s to the late 2010s, so the homes are fairly new for this part of Ormond Beach. The community has two gated entrances, one from Granada Boulevard and one from Hand Avenue. Inside, the streets have sidewalks and street lights and wind around several ponds, and many lots back up to wooded preserve or conservation land.
The homeowners' association takes care of much of the yard work. The fee includes lawn mowing, irrigation, tree and shrub trimming and exterior pest control, plus cable TV and internet.
Amenities and community
The amenity center has a community pool with a walk-in entry, a clubhouse, a fitness room, a playground and a gazebo. The ponds and the sidewalks that run through the neighborhood make it easy to get out for a walk.
Location and getting around
Chelsea Place sits in the middle of the West Granada shopping area. Grocery stores, restaurants, medical offices and AdventHealth's hospital are a few minutes away, and some shops are close enough to walk to. I-95 is a few minutes away. The beach is about 5 miles east, roughly a 15-minute drive.
Homes in Chelsea Place
Homes are single-family ICI houses in a mix of one-story plans and two-story plans with a loft, bonus room or upstairs suite. Some have three-car garages or private screened pools, and many lots face a pond or the preserve. Sizes run from about 1,766 to 3,151 square feet. Right now 6 homes are for sale, asking from $535,000 to $797,000, with a median of $630,000.
Fees and rules
Chelsea Place has one homeowners' association for the whole community, about $350 a month in 2026. That is higher than many Ormond Beach neighborhoods because it covers yard care (mowing, irrigation, tree and shrub trimming), exterior pest control and cable TV and internet, along with the gates, the pool, the clubhouse and the common grounds. There's no other association on top and no CDD. Fees change over time, so check the current amount on each listing.
