Northbrook
Northbrook is an established Ormond Beach neighborhood just off North Beach Street, with tree-lined streets, homes from the late 1970s and 1980s, no HOA on most houses, and some homes that back up to Tomoka State Park.
About Northbrook
Northbrook sits on the north side of central Ormond Beach, just off North Beach Street and the Halifax River. The houses were built between about 1978 and 1978, so the neighborhood has mature shade trees and a settled look. Corner lots and cul-de-sacs are common.
Most of Northbrook has no homeowners' association. That means room to park a boat or RV behind a fence, and no board approval for a pool, shed or new paint. The exception is Northbrook Village, a small section of townhomes with its own association, a community pool and grounds care included in the fee.
Amenities and community
The neighborhood's main amenity is what's around it. Tomoka State Park lies just to the north, and homes on the edge of Northbrook back up to the park's preserve land, with woods instead of rear neighbors. The Ormond Scenic Loop and Trail, riverfront parks and public boat ramps on the Halifax River are all a short drive or bike ride away.
Location and getting around
Northbrook is a few blocks from the Halifax River and close to downtown Ormond Beach, with its restaurants and shops along Granada Boulevard. The beach is about 3 miles away, roughly a 10-minute drive across the Granada Bridge. Groceries, banks and everyday shopping are a few minutes away, and I-95 is a short drive west.
