About Hunters Ridge

Hunters Ridge is one of the larger planned communities on the west side of Ormond Beach. Building started in the early 1990s and has continued in phases, so the community mixes established streets with mature trees and sections built in the last few years. Ponds, lakes and preserve land run through it, and many lots back up to woods or water. Sidewalks line most streets.

Inside Hunters Ridge are several smaller sections, such as Briargate and Deer Creek. The Huntington sections (Huntington Green, Huntington Villas and Huntington Village) are age-restricted 55+ communities with their own rules. Read the association documents for any section before you make an offer.

Amenities and community

The master association owns two community pools, a clubhouse and tennis courts, along with pickleball and basketball courts, ball fields, playgrounds, parks and walking paths. There's also a fishing pier on one of the lakes and a canoe launch.

Some Huntington 55+ sections, such as Huntington Villas, add their own clubhouse, pool or fitness room on top of the main amenities.

Location and getting around

Hunters Ridge is a few miles west of I-95, with Ormond Town Square, a Publix, a Walmart, restaurants and medical offices a short drive away. Downtown Ormond Beach and the beach are reached by heading east across I-95, and I-4 is close for trips toward Orlando.

The Huntington 55+ sections add an association of their own with a higher fee, which usually covers lawn care, irrigation, cable and internet, and some exterior upkeep such as painting; some of them also include the roof. Some other sections, such as parts of Deer Creek, have a small fee of their own as well.

Some homes also pay a CDD, about $1,550 a year, billed with property taxes. Fees change over time, so check the current amount and what it covers on each listing.
