About Pelican Bay

Pelican Bay is one of the larger planned communities on the Daytona Beach mainland. It was built from the late 1970s through the mid-2000s, so the streets are established and the landscaping is mature. Canals, lakes and ponds run through the community, and many homes back up to water, the golf course or wooded preserve land.

The community is a collection of smaller neighborhoods, many with their own association: the condo communities of Hawks Landing, Sandpiper Lake and Westgate; the townhome sections of Eastgate Townhomes and Towns I; and single-family and villa sections such as Palma del Sol, Islands, Cypress Cove, Village on the Green, St Andrews Highlands, Pelican Bay Villas and the Estates, with its larger pool homes. Staffed gates are open around the clock, and security patrols the streets.

Amenities and community

Golf is the centerpiece, but the golf course and the tennis and pickleball club, with its clubhouse and restaurant, are separate clubs with optional memberships. Their dues are not part of any association fee, so ask what a membership includes before you buy.

There's no single pool for the whole community. Several neighborhoods and condo communities have their own, including Cypress Cove, Eastgate Townhomes, Hawks Landing, Westgate and Sandpiper Lake. Sidewalks and paths follow many of the lakes and canals.

Location and getting around

Pelican Bay sits in the center of the mainland, a few minutes from I-95 and I-4. Daytona Beach International Airport, Embry-Riddle Aeronautical University, Daytona State College, Daytona International Speedway and the shopping along International Speedway Boulevard are all close. The beach is about 15 to 25 minutes away by car, depending on the section, traffic and where you cross the river.

Homes in Pelican Bay

You'll find condos and townhomes in the smaller neighborhoods, garden-style single-family homes and villas, and larger pool homes on canal and golf course lots in the Estates. Most homes are concrete block and stucco, built between 1980 and 2000. Sizes run from about 894 to 4,313 square feet. Right now 33 homes are for sale, asking from $125,000 to $795,000, with a median of $270,000.

Fees and rules

Every home pays the Pelican Bay master association, about $900 to $1,000 a year, which covers the staffed gates, security and the community's roads and common areas. Many neighborhoods add their own association on top. In 2026 that ran from about $35 a month in Village on the Green to about $140 in St Andrews Highlands and about $200 in Palma del Sol and Islands. Townhome sections pay more because their fee covers more exterior upkeep: about $265 a month in Towns I and $325 in Eastgate Townhomes. The condo communities pay the most, since their fees usually include building insurance and upkeep: about $445 a month at Sandpiper Lake and about $700 at Hawks Landing and Westgate.

Golf and tennis club memberships are separate and optional. There's no CDD. Fees change over time, so check the current amount and what it covers on each listing.
