About Horizons

Horizons is a 20-story, 70-unit tower from 1979 set directly on the beach north of Main Street. Many units have wraparound balconies, so they look straight out to the ocean and also up or down the coast, and some upper floors catch the Halifax River and the Intracoastal to the west. Units run from about 1,350 to over 2,400 square feet.

Two things set Horizons apart from its neighbors: it allows rentals by the week, which suits owners who want vacation-rental income, and it's a 1970s building, so its upkeep history matters (see the rules section). The Mediterranean, a little to the north, is a newer 20-story tower with larger units and a one-month rental minimum.

Building amenities

The oceanfront pool deck has a grill area, and inside there's a fitness room, a sauna and a club room. The building has direct access to the beach. The lobby is secured, management is on site, and units come with a deeded space in the garage under the building, with more parking on the surface lot.

Location

Horizons sits on A1A on the Daytona Beach beachside, with a few restaurants within walking distance. Main Street, Seabreeze Boulevard and the boardwalk area are a short drive south. The bridges to the mainland are close by, and the airport and the Speedway are about 15 to 20 minutes away by car.

Units in Horizons

Units are two- and three-bedroom condos of about 1,347 to 2,415 square feet. Right now 5 units are for sale, asking from $425,000 to $995,000, with a median of $465,000. The floor, a direct ocean view versus a side view, and updates drive most of the price difference.

Fees, rules and rentals

Monthly fees run about $1,090 to $1,995, depending on the unit's size. They usually include building insurance, water, sewer, trash, cable and internet, pest control, and grounds and building upkeep. Fees change over time, so check the current amount on each listing.

Rentals by the week are allowed; confirm the current minimum stay with the association. Pets are allowed; confirm the current pet rules with the association. For a high-rise like this, and especially one built in the 1970s, Florida law requires milestone inspections and structural integrity reserve studies, so ask for the latest reports and any planned special assessments before you buy.
