Spruce Creek Fly-In

About Spruce Creek Fly-In
Spruce Creek Fly-In is one of the best-known fly-in communities in the country. It grew up around a former military airfield, and today its homes surround a private, paved and lighted 4,000-foot runway (airport code 7FL6) with a GPS approach. Many homes sit on taxiways and have their own hangars, so owners can taxi from home to the runway.
You don't need to be a pilot to live here. Many homes are on the golf course or interior streets away from the taxiways, and the community also has several condo and villa communities, such as Wedgewood, Woodside, Fairway Chase, the Golf Villas, Cedar Pointe, Creekside, the Glens and Hawks Nest. The whole community is behind 24-hour staffed gates.
Amenities and community
For pilots, there are paved taxiways, aviation fuel and guest tie-downs. The property owners' association leases tie-downs, and some private owners rent out hangars. A restaurant by the airport is open to the public.
The golf course and the country club, with its pool, tennis and pickleball courts, fitness center and restaurant, are a separate club with optional memberships, and several membership levels. The property owners' association has parks, walking and biking paths, a playground and Overlook Park on Spruce Creek. Some condo communities, including Wedgewood, Woodside, Fairway Chase and the Golf Villas, have pools of their own.
Location and getting around
Spruce Creek Fly-In is in southwest Port Orange, close to I-95, with Port Orange, Daytona Beach and New Smyrna Beach shopping, dining and hospitals a short drive away. The beaches are about 20 minutes away.

It covers the private airport and taxiways, the streets, the staffed gates and patrols, Overlook Park, the playground and the common areas. A few house sections add a small fee of their own, about $20 to $25 a month.
The condo and villa communities each have their own association on top, which usually covers building insurance, the roof and outside upkeep, the grounds and, where there is one, the pool. In 2026 those fees ran from about $345 a month at Wedgewood and $450 at the Golf Villas to about $525 at Fairway Chase, $600 to $650 at the Glens, Creekside and Woodside, and $700 to $830 at Cedar Pointe and Hawks Nest. Country club memberships are separate and optional. There's no CDD. Fees change over time, so check the current amount and what it covers on each listing.
