Marbella is one of the boutique buildings of the Shores: seven floors and just 23 units, directly on the beach near the Dunlawton Avenue beach ramp. Units are large three-bedroom layouts, some of them corner units, with a wide balcony on the ocean side and a view of the Halifax River to the west.

If you are comparing it with its taller neighbors, Marbella sits between the 19-story DiMucci Twin Towers and the 22-story Towers Ten, and it was built in the same wave as the Twin Towers. A smaller building has fewer owners to share the cost of big repairs, so look closely at the budget and reserves.

Building amenities

The building has an oceanfront pool and hot tub and a social room overlooking the pool, with beach access. Each unit has an assigned space in the secured garage under the building and a storage unit, and the lobby is secured.

Location

Marbella is on A1A near the Dunlawton Avenue beach ramp, so the Dunlawton Bridge to Port Orange, restaurants and shopping are minutes away, and Ponce Inlet and its lighthouse are a short drive south.

Fees, rules and rentals

Marbella is a single condo with one association. In 2026 the fee was about $1,425 a month. It includes building insurance, cable, water, sewer, trash and pest control, and on some listings internet, grounds and building maintenance. Fees change over time, so check the current amount and what it covers on each listing.

Pets are allowed with limits on size and number; confirm the current pet rules with the association. Rentals have a three-month minimum; confirm the current rules with the association. For a seven-floor building, ask for the latest structural integrity reserve study, the budget and reserves, and any planned special assessments before you buy.
