About Beacon Point

Beacon Point is a single condo of 76 units, built in 1973 and 1974, in three-story buildings set around a central courtyard and pool. The buildings mix two kinds of homes: single-level two-bedroom units on the ground floor, and two-story townhome-style units above them, with the living area on the lower level and two bedroom suites upstairs.

Most balconies and back patios face the courtyard and the pool, and ground-floor units step straight out to it. The beach is just across Atlantic Avenue.

Building amenities

The centerpiece is a large community pool in the central courtyard, and the association keeps up the pool and the grounds. Most units have their own washer and dryer. For the beach, Winterhaven Park across the street has a dune walkover to the sand.

Location

Beacon Point is near the south end of the beachside peninsula in Ponce Inlet, on a stretch of beach where cars aren't allowed on the sand. The Ponce de Leon Inlet Lighthouse and the restaurants around the inlet are a few minutes south, and Daytona Beach Shores and the Dunlawton Bridge to Port Orange are a short drive north.

Units in Beacon Point

Units are two-bedroom condos of about 1,100 to 1,200 square feet. The ground-floor units are single-level with two full baths; the townhome-style units upstairs have two and a half baths, with a half bath on the main level and each bedroom with its own bath. Right now 1 unit is for sale, asking $344,000. Ground floor or townhome-style, furnished or not, and the level of updating make most of the price difference.

Fees, rules and rentals

The monthly fee is about $570 in 2026, up from about $425 in 2022. It usually covers cable and internet, water, sewer, trash, pest control, the pool and grounds care, and on about half of listings the building insurance and the outside of the buildings as well. Fees change over time, so check the current amount on each listing.

Rentals have a three-month minimum, so short vacation stays aren't allowed. Pets are allowed, with number and breed limits; read the association's pet rules. Florida law requires milestone inspections and structural reserve studies for condo buildings three stories and up, so ask for the latest reports and any planned special assessments before you buy.
