Downstairs are the kitchen, the living and dining area and a full bath, with sliders to a back patio; upstairs are two bedrooms and the second bath, and the primary bedroom opens to its own balcony.
Units along the back of the community look straight out over the Intracoastal, with sunrises and sunsets over the water. Others face the Ocean Palm golf course, a public nine-hole course, and its ponds.

The community pool sits near the water, and a kayak launch onto the Intracoastal is right behind it. A path leads toward the beach across A1A. Each unit has its own garage, which also holds the washer and dryer and room for beach gear. The roofs were replaced in 2025.

Ocean Palm Villas South is off South Central Avenue, a few miles south of the Flagler Beach Pier. The town's beach crossovers, restaurants and shops are a short golf-cart ride north. Palm Coast and I-95 are across the bridge on State Road 100.
